Georgia's National Statistics Office (Geostat) has released its Residential Property Price Index for the third quarter of 2026. The index follows the prices of newly built homes in Tbilisi.
The figures
- All new homes: up 1.5% on the previous quarter and 5.9% on the third quarter of 2025.
- Flats: up 1.2% on the quarter and 5.6% on the year.
- Detached houses: up 2.7% on the quarter and 7.0% on the year.
Compared with the 2020 average, new homes in Tbilisi now cost 66.2% more (flats 63.1%, houses 72.7%).
What it does and does not tell you
The index covers purchase prices of new residential property in the capital only. It does not measure rents, older flats or other cities. For students, it is a sign of a busy housing market in Tbilisi, where most international students live, and a reason to plan accommodation early rather than a guide to what a room will cost.
Planning your housing
Rents depend on the district, the size of the flat, furniture and how close it is to your university. Arranging housing before you arrive saves time and avoids rushed decisions in your first weeks.
